West of the Cascades a building has to be dry more than it has to be warm — rain runs from October to May and rot is what finishes a wood frame. A galvanized steel frame does not have that failure mode. East of the mountains the problem becomes snow load and cold, and the same catalog gets a different specification. The Cascades split water from snow
Which side of the mountains you are on decides what the building is engineered against. It is the cleanest divide of any state we serve.
The Puget Sound side
Persistent rain for most of the year and the busiest part of our Washington map. This is where a galvanized frame earns its keep outright, and where a vertical roof matters because water has to leave rather than sit in a horizontal seam.
The Columbia Basin and the east
Irrigated farm ground — orchards, hops and row crops — with cold winters and real snow. Equipment barns and clear-span storage lead out here, and the certification is answering a snow figure rather than a rain problem.
The mountains and the passes
The heaviest roof figures in the state by a wide margin. Snow load decides gauge, roof style and anchoring together, and a straight or vertical roof is what gets a load off the building rather than holding it.
What moves a Washington price

Snow load, if you are east or up high
A mountain or eastern-county building answers to a snow figure the Puget Sound lowlands do not. It changes gauge, roof style and anchoring together, which is why we ask for the county rather than the state.
Roof style, because of the rain
West of the mountains the vertical roof is the one worth paying for. Water runs down the panels rather than tracking along horizontal seams, and over seven or eight wet months that is what keeps a roof performing.
Land use, not just building code
Washington's growth-management rules can limit what is allowed outside urban growth areas, separately from whether the structure meets code. Ask about that early if you are on rural or resource land — it is the step that surprises people.
The pad is not ours
We do not do groundwork or foundations. On saturated western ground drainage is the whole problem; east of the mountains it is frost depth. Either way, price it locally before the install is scheduled.
