Steel Building Prices

What a steel building costs — and why bigger is cheaper per foot.

Steel building pricing surprises people in a good way: the bigger you build, the less each square foot costs. Fixed design, engineering, permitting, and mobilization spread over more area, so a small garage might run $25 a square foot while a warehouse lands closer to $16. That's the opposite of how most people expect construction to work — and it's the first thing to understand before you compare quotes.

There's no single sticker price, because a steel building is engineered to your span, eave, doors, and site loads. So instead of one number, here's the honest picture: where prices start by building type, what each choice does to the total, and — the part most sites bury — that the building package is only 40 to 50% of a finished project once you add the slab, erection, insulation, and any finish.

Where prices start, by building type.

The lowest starting point in each type, delivered and installed — pulled from our lineup so it reflects what you can order today. Your exact number depends on span, eave, doors, and site loads.

Starting prices are factory-direct and include free delivery and professional installation of the building. They exclude the concrete slab, permits, site prep, insulation, and interior finish. Tap a type to see its sizes.

Interior of a finished steel building shell with insulated walls and windows
Three ways to buy it

Kit, installed, or finished — three very different numbers.

"How much is a steel building?" depends entirely on how far along you want it. A bare kit you erect yourself is the lowest number. Our installed shell — the building stood up on your slab — is the middle one, and what most buyers compare. A finished building, with insulation and interior work done by your trades, is the highest.

Roughly, a kit runs $14–$25 per square foot, an installed shell $20–$45, and a fully finished building climbs well past that as the interior work is added. Knowing which number a quote refers to is the single best way to compare offers honestly — a cheap "per square foot" figure often means a bare kit, not a building you can use.

  • Kit only — you erect it: $14–$25 / sq ft
  • Installed shell — we stand it up: $20–$45 / sq ft
  • Finished — your trades complete it: highest, varies widely
  • Every quote we give says exactly which tier it covers
What changes your price

The levers that decide a big-building quote.

A steel building quote comes down to a handful of choices, each moving the number in a direction we can explain up front — so you can build a realistic estimate before you call.

01
Clear span

The #1 driver. Keeping the floor column-free over a wider span takes heavier rigid framing — the wider you go, the more steel per foot.

Biggest driver
02
Eave height

Taller walls mean more steel and harder erection. Every extra foot of eave — for racking, lifts, or RVs — adds to the frame.

03
Frame type

Lighter tubular framing is cheaper for modest spans; commercial red-iron I-beam costs more but carries wide clear spans and higher loads.

Tube vs red-iron
04
Steel gauge & loads

Your county's wind, snow, and seismic loads dictate the gauge and bracing. Tougher loads mean heavier, pricier steel.

05
Doors & openings

Every roll-up, walk door, window, and framed opening adds a line item. Most kits don't include doors by default.

06
Insulation & certification

Insulation adds a few dollars per square foot; PE-stamped certification for permitting adds engineering cost — both worth it for most builds.

The honest part

What's in the price — and the site costs to budget separately.

The building package is one part of a bigger project. Here's exactly what our number covers, and what your local contractors handle — so nothing surprises you later.

In every price
  • The complete engineered steel building
  • Free delivery to your site
  • Professional installation by our crew
  • PE-stamped drawings available for permitting
  • Anchors matched to your foundation
  • 20-year rust warranty on the frame
Budget separately
  • The engineered concrete slab (a big cost — often $4–$8/sq ft)
  • Building permits and engineering fees, where required
  • Site grading, gravel, and drainage
  • Insulation, electrical, plumbing, and HVAC
  • Interior finish, and for a home, everything inside the shell

Rule of thumb: the building package is 40–50% of a finished project. The concrete slab alone is often the single largest separate cost, and it must cure before we can erect. We put your building number in writing so our side of the line is clear.

We are building a barndominium and they delivered the shell on schedule. Our contractor said the framing was straighter than most stick-built shells he sees.

Loafing shed for the horses showed up exactly when they said it would. The crew leveled and anchored on uneven ground and didn't try to charge extra.

Hurricane-rated anchors and engineer-stamped drawings were ready when our county asked. Permit went through the first time.
