Four Virginias, coast to mountain
Virginia runs from sea level to over five thousand feet. Each of these four wants a different building, and the certification figures differ with them.
Tidewater and Hampton Roads
Salt air, storm-season wind and flood elevation. Galvanized framing is the reason a building here is still square in twenty years, and anchoring is what a wind figure actually governs — it is the first thing reviewed.
Northern Virginia
The tightest lots and the most thorough review in the state. Compact enclosed buildings — a one-car garage, a workshop, a shed that has to look right — sized to a setback rather than to a wish list.
The Piedmont and the Valley
Horse and hay country, with some of the best-known equine ground in the country through the northern Piedmont. Stall barns, run-in sheds and equipment buildings, where clear span and venting matter most.
The Blue Ridge and southwest
Real snow and ice at elevation, and sites that need cutting level. Snow load governs the roof out here in a way it never does on the coast, and leveling is a cost worth pricing early.
What moves a Virginia price
Four decisions, and in Northern Virginia the first two will decide the building before you have looked at a catalog.
Setback and lot coverage
In Arlington, Alexandria, Fairfax and Loudoun this is usually the binding constraint. Measure the clear space between your lines, eave overhang included, and design inward from it — much cheaper than redesigning after ordering.
Certification, and which of the four regions
A certified building is engineered to the figures your jurisdiction enforces — wind on the coast, snow in the mountains. Two Virginia addresses at the same footprint can be genuinely different buildings.
Clear span, on a farm building
For a stall barn, decide the stall count and the aisle first and let the span follow. It is the most expensive property of the building and the only one you cannot add afterwards.
The pad is not ours
We do not pour concrete or do foundation work. Mountain sites need cutting level, Tidewater sites may need an elevation certificate, and in Northern Virginia the pad often needs its own permit.

Virginia Beach, Chesapeake, Norfolk, Richmond, Newport News, Alexandria, Hampton, Roanoke and thirty more are independent of any county. The city is your sole permitting authority — do not call the surrounding county, it has no say.

One of 95 county offices, plus the incorporated towns inside them. Northern Virginia counties run the most thorough reviews in the state; mountain counties will want the snow figure and the site grade.
