On a Delaware lot, fit costs more than size
Most states start this list with the weather. Here the first three questions are all about the ground you have, because that is what actually decides the order.
Your setback, not your budget
On a typical Delaware lot the property line decides the building before the price list does. Measure the clear space you have, including the eave overhang, and work inward from that — it is a cheaper constraint to discover now than after you have ordered.
Open, or closed in
Almost every Delaware order ends up enclosed, and the reason is the damp rather than the cold: a lockable, dry building protects a mower, a boat motor or tools in a way a cover cannot. Walls are the upgrade worth paying for here.
Roof style
Regular, A-frame horizontal, then vertical, in ascending order of cost. Vertical is the one designed for inclement weather, which on the Delaware coast means wind-driven rain more often than it means snow.
The pad is not ours
We do not pour concrete or do foundation work. Delaware's water table is high in a lot of places, so how the pad drains matters — get that priced locally before the building is scheduled.
Three counties, three different jobs
Delaware is under 100 miles top to bottom, but the three counties do genuinely different things with a steel building.
New Castle County
Suburban and tight. This is where the smallest enclosed footprints sell: a one-car garage, a workshop at the end of a driveway, a shed that has to look tidy from the street. Setbacks and covenants do more to shape the order than the weather does.
Kent County
Farm ground either side of the highway and more room to work with. Equipment storage, utility carports and larger enclosed buildings, on sites where you can actually set a building back off the road.
Sussex County
Beaches on one side, poultry and row crops on the other. Salt air and floodplain are both live considerations here, and galvanized framing is the reason a building near the water is still square in twenty years.

Inside town limits
Wilmington, Dover, Newark, Middletown and the beach towns each run their own permitting, and the beach towns are the strictest — coastal wind and flood elevation both come into it. Expect to file.

Unincorporated county land
New Castle, Kent or Sussex County handles it. Sussex in particular will look at floodplain and coastal setback before it looks at the structure, so ask about those first if you are anywhere near the water.
