Elevation, not latitude, changes the building

Nevada is high desert almost everywhere, and how high decides what the building has to survive. Two thousand feet of elevation is the difference between a sun problem and a snow problem.

The Las Vegas Valley

Sun is the load. It fades paint, hardens tires and takes years off an RV parked in the open, so most orders down here are covers sized generously and finished light. Note that much of the valley is unincorporated Clark County rather than inside a city.

Reno, Sparks and Carson City

Four and a half thousand feet, and it snows. Snow load enters the specification here in a way it never does in the south, and enclosed garages and shop buildings lead over open covers because of it.

The northern high desert

Cold, remote and mining country, with real winter and long distances between towns. Enclosed shops and equipment storage, and freight worth discussing early because of how far apart everything out here is.

What moves a Nevada price

Four things, and the first two are the ones people underestimate.

Height, more than footprint

An RV cover is priced by clearance as much as by square footage. Measure the tallest point of the coach — the A/C shroud, not the roofline — and buy the height once. Going taller later means a different building, not a modification.

Snow load, if you are up north

A Reno or Elko address answers to a snow figure that simply does not apply in Las Vegas. It changes gauge, roof style and anchoring together, which is why the same footprint quotes differently at either end of the state.

Open, or closed in

Shade is inexpensive; a sealed, lockable building is not. In the south the honest question is whether you need walls at all — plenty of Nevada buyers are better served by a generous cover now and an enclosure later.

The pad is not ours

We do not do groundwork or foundations. Desert caliche is hard digging and northern sites have frost depth to consider — either way, price the pad locally before the install is scheduled.

Permits, and mostly the county

There are 17 jurisdictions in Nevada and only nineteen incorporated cities in the whole state, so odds are your address is unincorporated county land — including a great deal of the Las Vegas Valley. Look yours up below.

    Unincorporated county land

    This is the common case here. Clark County covers most of the Las Vegas Valley and Washoe County much of the Reno area, and both run thorough building departments. Setbacks in a platted subdivision are usually the binding constraint.

    Inside a city

    Las Vegas, Henderson, North Las Vegas, Reno, Sparks, Carson City, Elko and the rest each permit for themselves. Expect to file, and up north expect the snow figure to be part of the review.
