Four Pennsylvanias, and Erie is its own
The state runs 300 miles east to west across ridges, farm valleys and two big metros. The winter is heaviest at the far northwest corner and lightest in the southeast.
Erie and the northwest
A lake-effect snowbelt, and among the snowiest ground in the country. The roof figure here is the heaviest in the state and it decides gauge and roof style outright — this is not a corner where a regular roof is the sensible saving.
The farm valleys
Some of the most productive farm ground in the northeast, with a large working-horse population on it. Stall barns, equipment buildings and shop space, where clear span and ridge venting matter more than square footage.
The ridge-and-valley and northern tier
Ridges that funnel wind and valleys that hold snow. Anchoring and the roof figure both get a hard look here, and a sloping site usually has to be cut level before anything is bolted down.
The southeast and the metros
The lightest winter in the state on the tightest lots. Enclosed garages and workshops where the setback and the municipal review shape the order as much as the weather does.
What moves a Pennsylvania price
Four decisions, and the first is set by which end of the state you are in.
Snow load, and how far northwest
The largest variable here. A certified building engineered for Erie or the northern tier is materially heavier than the same footprint outside Philadelphia. That difference is engineering, and it is why two quotes are not comparable unless both name the figure.
Clear span
On a barn or a shop this is the most expensive property of the building and the only one you cannot add later. In the farm valleys, decide the stall count or the equipment width first and let the span follow.
Roof style
Regular, A-frame horizontal, then vertical, in ascending order of cost. Vertical is the one designed for inclement weather and it sheds a snow load faster — which in most of Pennsylvania is the reason to buy it.
The pad is not ours

Most Pennsylvania permits come from the municipality rather than the county, and Philadelphia and Pittsburgh run their own reviews. Expect zoning as well as construction review, and expect a stamped drawing to be part of it.

Farm buildings are treated differently in some municipalities, but the treatment is not uniform and it is not unlimited. Ask before you assume — and in the snowbelt, ask for the roof figure regardless.
